Pendleton Park
Back To Living
Pendleton Park has a very active homeowners’ association that is man-aged by a volunteer Board of Directors elected by the members. Protective covenants include high standards of structure and yard main-tenance to ensure the continuing attractive appearance of the com-munity and the quality of life that residents enjoy. The general assessment is reasonable – less than $400.00 per year since inception. These funds are used for maintenance and repair of community features such as common ground landscaping, entrance lighting, and perimeter walls and fencing. The association has a well-funded reserve; there has never been a need for a special assessment. As the first community in Lawrenceville to estab-lish a Neighborhood Watch program, personal safety of residents and prevention of property crime are high priorities.
PENDLETON PARK, a notable community of 99 cluster homes in a park-like setting, is located off Johnson Road near Five Forks Trickum Road and Sugarloaf Parkway in Lawrenceville, Georgia.
The low-maintenance, four-sided brick homes were built by Exquisite Homes and JSD Builders in 1999-2001 and primarily by Fitts & Associates in 2002-2004. All have a minimum of 1800 square feet. Trayed or vaulted ceilings, gas fireplaces, upgraded features and finishes, double garages, and decks, patios, or screened-in porches are common place features. The ranch style of the majority of homes is ideal for empty-nesters who want to downsize. People who need a little more space will find it in the two-story homes. A variety of floor plans and the positioning of houses on lots provide utmost privacy.
